Very Poor
It was the worst experience we had in our lives. We landed at 6:30PM Local time and got a voicemail saying that our reservation was cancelled. We were stranded in Rome without a place to stay and had to scramble top find a place and paid premium to find another place at 7-8PM. Never in our lives we went through something like this,
EVERYTHING.

The room is neat and comfortable, and the location itself is very accessible to Vatican City if you’re a Catholic believer. Just few steps away from Vatican and most importantly to the grocery stores and restaurants. To all Filipinos, “JOLLIBEE” is just in the corner ? Surely, this property is highly recommendable. The owner is professional, flexible and understands our time frame from transpo until getting in at the property in any given time (we arrived almost 1am). He didn’t even rushed us to pay the city tax. Indeed, he just collected the city tax on our last night.

The location was perfect. It was in the proximity of the main attractions and super close to Vatican. The Vatican neighborhood was very good and safe even in the late evening. The staff cleaned up the rooms regularly. Alberto was helpful as well.

Very clean rooms. Lovely neighborhood near Vatican. Many places to eat. Henry who was there for check in was very nice and the rooms were cleaned daily.
Everything was great about the property except the air conditioner did not work. I reported this after the first night and was told that someone was called to repair. No one came. I was able to sleep but if it was any warmer it would have been very difficult to sleep without air conditioning. Day temp was 30C/ night 20C. It would have been nice if they offered a fan if AC could not be fixed. slept with window open but street was a bit noisy later at night and early in morning.

The place is nice and clean, the location is very close to Vatican City, it's walkable to most attraction places, and close to restaurants and shops. The hosts are super nice and fast check in process.

I told the host i was arriving at one hour and we didnt answer me until i arrive and he told me he just left. Bad comunication

Unfortunately, our stay at this property was a very negative experience. The host was extremely uncommunicative—he didn’t read messages, didn’t respond to questions, and was only interested in when we arrived and when we left, despite the use of virtual keys.
The apartment itself is a budget-friendly conversion of a large unit into four smaller ones. The walls are extremely thin, making it easy to hear everything from neighboring rooms. Additionally, there were issues with hot water. The kitchen was poorly equipped—there was a capsule coffee machine, but no capsules provided, which gave the impression of a lack of attention to detail and guest comfort.
To make matters worse, at the end of our stay, the host falsely reported to the booking platform that we never checked in, which was completely unjustified and only added to our frustration. I strongly do not recommend this place.

Very clean, accessible to main tour sites, very good value for the price. The amenities met our basic needs. Our private bathroom outside our room was well maintained and not a problem.
The WiFi PW was written in the wrong case (upper vs lower case), so took a while before that was cleared up. Our host was offsite when we arrived, so had some difficulty clarifying access instructions to the room. His texted instructions were in poor English grammar, so hard to understand. A bedside table lamp was burned out.

Relatively central location and the bed was comfortable.
Advertised as having a kitchen but we weren’t allowed to use it. There is no microwave, and the oven and hob had a sign saying you weren’t allowed to use it. There was some cutlery but no plates. The external ‘private’ bathroom is down the corridor from where the room is located so didn’t feel very private. The hallway light was clinically bright and turned on with a censor throughout the night whenever someone went out of their room.
Some of the electrical sockets seemed damaged and potentially dangerous—broken light switches, some exposed wires and such. It’s clear that no one takes pride in making it a comfortable or homely place. However, it was cleaned daily by friendly staff.
