Good
The room was big enough, was pleasing to the eye and the bed very comfortable as well.
There were constant problems with the bathtub leaking, the extra blanket we requested was removed after they cleaned the room, and the air conditioning was just permanently set on “fan” mode and was not doing much in the hot weather.

Wonderful
This was a very posh hotel not long ago, but it seems, its remote and highly specialized location (a sport and concert arena nearby) has taken its toll.
You'll still have a fantastic experience there. Those interiors are something to behold - I've never seen walls covered in fabric. Everything is so well fitting together.
However, it's all a bit dated. You can clearly see that the budget doesn't allow for proper management of all this poshness. Broken thing here, chipped decoration there, improperly closed technical access lid there - and so on. The AC seems to be in some sort of economy mode, so it's somewhat toasty during the day - around 24-24.5 C. Oh, and that covered parking area... Well, it's all really convenient, but not that representative anymore.
Don't get me wrong, you'll still enjoy your time there, the staff is really nice, hard working and attentive. The atmosphere is still there. The breakfast is just ok, but I don't think it's disappointing.
There's a metro station nearby, and a shopping centre 15 minutes of walking away. And most importantly - Unipol Forum (or whatever its name in the future) just outside.
All in all, me and my family would definitely stay there, if we are to visit Unipol Forum again.
Feels like the hotel needs maintenance asap. Broken decorative glass panels in one of the elevators, dirty, worn out and improperly closed technical access ceiling hatches in the room. Somewhat dirty and unmaintained covered parking - some puddles, broken machinery noise (maybe that was the problematic AC?), dilapidated passage corridor from there to an elevator room. As if you're in some sort of construction area. Other small things here and there.
As I've already mentioned, the AC was in economy mode or something, the room's temperature in the evening stayed at 24-24.5 C despite setting it to 17 C and full blower force. That probably was the most disappointing thing.

Pleasant
The location near the Assago Forum was excellent—just a few minutes' walk to the concert hall.
The hotel is quite old, and the air conditioning wasn’t working despite the hot weather. When we mentioned this at reception, we were advised to open the window. However, doing so let in many bugs and mosquitoes. The breakfast was OK.

Exceptional
We practically went there to have a shower and to sleep because we were there for the 21 pilots concert at the Unipol forum which is 5 mins away from the hotel. We had not time for breakfast because we had to leave very early in the morning but the staff provided us with a packed small breakfast. Room and facilities were excellent. Friendly receptionists.
Nothing.

Exceptional
1. the room was spacious with enough space around the beds, very clean, quite.
2. very close to Unipol Forum
3. very close to last station of M2
4. very helpful staff
The hotel was perfect.
But is something about public transport in Milano - there is no night bus to Assago, so, if you have an early flight you'll need
a taxi.

Wonderful
The executive room is really nice and updated. The location is superb for someone attending a convert in the UNIPOL FORUM. It’s basically a five-minute walk. As a female solo traveller, my biggest worry is gone. Breakfast buffet was good.
Staff could be a tad bit warmer.

Fair
The hotel had parking, and it was fairly easy to reach both the metro and the city center from there.
The room smelled strongly of cigarette smoke, and the air conditioning was not working. There were old black stains in the bathroom that seemed impossible to clean. The breakfast was average, and some dishes, like the pancakes, were not just lukewarm but actually cold.
Overall, the price-performance ratio was not very good, especially considering the hotel’s location on the outskirts of the city.

Very Poor
Seemed nice location and safe
To start with, after first day we came back to hotel around 9PM and I saw the hotel main gate to car park opened where a 4* hotel should have it locked after 7-8pm. I went to my room as I had to wake up 5am for a short trip. When I came downstairs at 5am I have noticed that the car opposite mine had the rear window smashed and someone tried to break in to steal. I have checked mine and it was all good. As I drove my car around to exit I have seen a second car with the rear windows smashed. I then went straight to receptionist, none of them at their desk, to report this. As I was asking for explanation for the open main gate over night, I have noticed that they only knew about one car being smashed and not two. They’re excuse was that the gate is damaged and it’s like this since long time ago. I have left as I had to get to airport but very upset about it and felt sorry about the foreign tourist with smashed cars. I came back at the hotel around 7:30am, was away for 2.5 hours. When I have reached my room, 444, I have noticed the door was opened. I was in shock as I knew I have locked it myself and I have left the tag on the handle to not disturb it. I have checked my room and everything seems fine but I was very angry. I rushed to reception and ask explanation about this incident. They have told me they can’t check who entered my room, cleaners didn’t even arrived at that hour, they start at 8am and they can’t tell me who opened my room. To make it even worse, they don’t even have cctv on the floors so they can’t check any video surveillance. Obviously managers weren’t there so no one to speak with..In the end they couldn’t provide me with any explanation and I have left very upset.
To resume this, this is not a 4* hotel, they don’t care about quests and their belongings and they should be removed from Booking.com
