excellent breakfast, rooms a little on cosy side but perfectly OK, large hotel in a great spot with good rooftop pool (smallish but nice to cool off) - only downside is the view being mostly blocked by some 70s block which should never have been given planning but i suppose if it still enjoyed direct beach access and view it'd be twice the price!

The pool in the 7th floor is very good and silent. The breakfast is good.
The parking service is not very kind and little bit expensive. There is no sunbed on the beach by the hotel.

Comments about the outdated equipment and decoration of the rooms are out of the question, the hotel, on the contrary, perfectly maintains its unique aristocratic style. The furniture is designed to follow the tradition of the original, while being completely new and very elegant. The hotel is not only about the rooftop pool, but about the overall atmosphere and the brilliant location in the center of the old town. Everything is a short distance from here, to the supermarket, to the ATM, to many restaurants and shops, but also to the beach, which is only 100 meters from the entrance. Rooms are large enough, beds comfortable. Bathroom is also in a retro spirit, which, however, offers a feeling of luxury like in a castle. Excellent branded cosmetics were a pleasant surprise. TV with over 100 channels, vast minibar, quiet AC and convenient wardrobes. Meal options great with inroom dining. Breakfast is truly exceptionaly organized, wide choice of everything from delicious capuccino to different cakes. And well, rooftop area is brilliant, there were enogh sunbeds for high season capacity, several open showers right on the roof, restaurant ready to provide a drink next to the pool.
Reception staff could be a bit more positive.

I loved FKK side of the roof, all the roof actualy. Personal was realy very nice and helpful. Breakfast very rich.
I didnt have place to dry my swimsuit. But I managed, dried it on chairs on balcony and inside room.

Great location and good breakfast, friendly staff especially in the garage.
Not easy to find the way to reach the hotel by car. GPS gives you wrong indications and you get totally lost .

Very friendly staff - special thanks to the super friendly garage-staff. Breakfast was very good, especially the coffee :) The room was clean, nice and comfy. The indoor thermal pool was nice as well and the roof-top terrace offers a great sight over the city
There is nothing much to dislike except the pool on the rooftop terrace which cannot be used during summer. The pool is (for whatever reason) filled with thermal water - so adding a little bit of sun - the temperature of the pool is well above 40 degrees Celsius, so you can only use it to cook yourself ;)

Their scrambled eggs are the best in the universe, just like their Nutella croissant! The breakfast is delicious and abundant, the room is clean and quiet, and the neighbourhood is fantastic. From the top of the Hotel you can enjoy a fantastic view of the city and the beach. What else do you need for a fantastic stay? Strongly recommended. Thank you for the opportunity, I hope we can visit this Hotel in the future!
Everything was great and this is very rare. I could easily see the mistakes and problems, but this time I didn't find any. It was strange at first that our car was parked in the garage by the staff, but in any case, it is positive that the cars are parked in a covered garage (in case of extreme weather conditions, hails, etc - especially!).

The Hotel was clean, the stuff were kind and helpful.
The diner was menu optional, it wolud be great- if it will be buffet diner. I think it would be better for the guests. On the roof could be a menu of options...But the food was great. Breakfast was the same for 5 days, could be a little more varied, (sausages, different sausages, sourdough, more eggs, more sweet pasta) Baths close very early. Hotel does not have a sunbed on the nearby beach - which belongs to the guests

The Breakfast was the same for 5 days. I think it will be much more diverse.. more salty and sweet...and not always scrambled eggs...

The Customer Service was exceptional and we absolutely loved the service at breakfast and at the restaurant.
The rooms need uplift. Furniture were terrible. We had a jr. suite which was supposed to have a queen size bed. We had two single beds next to each other that would moved throughout the night. We felt like kids on the camp instead of husband and wife.
Also, the bathrooms, feel like hospital bathroom. Good size, but do not look appealing.
This is not the right hotel for the price we paid.

The location is just perfect for having some great days in Grado!
Rooftop terrasse is very nice, breakfast is exceptional!
Pretty old facilities, the gym was horrible and should not be considered as gym,
