Property design, location, parking, bidets
Not many choices at breakfast, outdated design and bathroom, thin walls really bad soundproofing but otherwise no problem with anything.

The hotel is in a very quiet and green location. The room was very basic but large, and the bed was very comfortable. The breakfast was great, and it had a lot of options, both to eat and to drink. During the rest of the time you can get a bottle of water or something else to drink and pay for it when you check out, and there is also a coffee machine that works with tokens.
I was a bit afraid that if the bus was very irregular I might waste a lot of my limited Florence time, but I never had to wait more than 10-15 minutes, and Moovit could predict it.
The hotel is uphill from the bus stop, so when you have a large suitcase it's not the most comfortable climb, but then, going back down is much easier.

Nice view on the hills over Florence. Balcony. Quietness. Surrounded by nature
There's wasn't much variety for the breakfast. I can't eat carbs or sugar, and most of the options were pastries, cakes, cookies... there wasn't even eggs or fruits. So I just ate some ham and thin & tasteless cheese & plane yogur.

The location was absolutely heavenly, a Cleansing of the soul for those who need an escape, a re-acquaintance with nature, and a reminder of beautiful places in the world that can ground the happiness back where it should be. A perfect vacation and weekend escape.

The villa is nice and the room had a nice view on the nearby hills.

The location is a bit outside Florence centre, but still convenient and quiet. Very nice view. Very kind staff, they offered support in case of late arrival. The breakfast was ok. The price was fair compared to the accomodation and services. The parking is a plus.
The room (single room) was a bit small, albeit the bathroom was very large. The room, the bathroom and the breakfast room are a bit dated, but that was not a problem to me.

This hotel is convenient if you are on a road trip in Italy: there is a carpark (secured) where you can leave the car, and then you can grab the bus to go to the historical center (for free by the way, as they did not sell tickets in the bus the first time, and no one has checked us during the next two days...). Rooms is warm in winter and bathroom is good and clean.
Breakfast room not very welcoming + food quality could be better.
