The hotel is but a stones throw away from the train station, just a few minutes walk so it is ideal for people traveling with luggage.
Since the building is a bit old there is no lift so if you have heavy luggage you have to lift it up the stairs. Also, although not entirely the hotel's fault, just next door to the hotel there is an Indian take away place, which left us no choice but to keep the windows shut or else an overwhelming smell of Indian food would flood the room.

The location is perfect. Easy to get to by tram from the airport. And right in the centre of Florence.
Clean bedding and clean bathroom
We stayed on a 3rd floor flat with the bedroom on the 4th floor. All stairs. No lift.
The window was an attic window. When opened a sewer smell came in. Also had to be careful of letting birds in cause they were loud and on the roof. Could not use the air conditioning because it looked like it had never been cleaned.
Bathroom was on a different floor from the bedroom so we had to walk down squirmy stairs at night waking each other up.
Room looked nothing like the photos.

The building is a very nice, quaint old building very central to all of the attractions in Florence.
Minerals and bottled water are provided free in the Rooms which is a nice gesture.
Staff were very friendly.
Train and Tram station within a 5 min walk.
No lift in the Building so one just needs to be careful on the stone steps up to the various rooms.
Couldn't find any satellite TV news channel in English. A minor discomfort in an otherwise great location to stay over in Florence.

Cleanliness is always the most important for us, and our expectations were well exceeded.
There was a small internal garden in our room that the kids really enjoyed.
The receptionist is the best, as soon as we arrived she gave us all the possible activities to do with children, what to do if it rains, all the relevant directions, and always willing to help even with the smallest questions. She has our 10.
There are some stairs in the entrance that are a challenge if you go with a stroller but, definitely not a blocker.

The location is good, close to the market and walkable distance to the central station and city centre. The bed is quite comfortable and cosy. Extremely clean linen.
My room was in 2 levels, it was the highest one in the building. It’s an attic. It’s possible to get undressed downstairs in a kinda kitchen/ sitting area next to the bathroom and sit in the armchair and then climb another set of stairs to the bedroom.Too many stairs. Not suitable for families with kids or elderly people. The breakfast wasn’t served at the property. I was given the voucher for a coffee and cornetto in the bar next to the market.

The property was very well located for the centre, which meant everything we wanted to see was in walking distance, including the station. We had a very comfortable warm room and modern bathroom, with beautiful wooden beamed ceiling and ingenious storage. Plenty of water bottles, coffee and kettle, etc. We had asked to be on a lower floor to avoid too many stairs and this request was met as we were on the Reception floor. Friendly staff, very helpful.
The only small point was that on our last evening there was no one at Reception when we came back, nor when we left on the last morning, so we could not ask to leave our luggage beyond check out time. However we exceeded check out time and they were very understanding. So no complaints at all.
