The property was very well located for the centre, which meant everything we wanted to see was in walking distance, including the station. We had a very comfortable warm room and modern bathroom, with beautiful wooden beamed ceiling and ingenious storage. Plenty of water bottles, coffee and kettle, etc. We had asked to be on a lower floor to avoid too many stairs and this request was met as we were on the Reception floor. Friendly staff, very helpful.
The only small point was that on our last evening there was no one at Reception when we came back, nor when we left on the last morning, so we could not ask to leave our luggage beyond check out time. However we exceeded check out time and they were very understanding. So no complaints at all.

Nothing special. Just a minimum necessary room.
1. The official description did not make it clear that breakfast was served at a location 100m away. Furthermore, it was very poor (just a cappuccino and a croissant) and served in a noisy, crowded local bar.
2. We arrived at 5:30 PM, but the reception (which supposedly opens 9:00–18:00) was already closed. As a result, we received no assistance. This was particularly inconvenient as we arrived by car and couldn't even stop for a moment to drop off our luggage before heading to the car park (which required a long drive around the city).
In brief: This accommodation is halfway between a hotel and an Airbnb, but lacks the services of a hotel (24h reception, on-site breakfast, a park place to leave the car for a few minutes in front of the hotel) and the facilities of an Airbnb (kitchenette, better value for money). It is essentially just a clean room. Not even B&B. I believe Booking.com should be more selective and clearer when categorizing these types of accommodations.

The location was perfect! Really close to the train station (10 min on foot) and 10 min from the historical centre of Florence. The Managers were really polite and kind and really helpful. I strongly reccommend it.

The Property manager or the staff should let you know which room you are getting in advance as the room and the bathroom we got was nothing to the pictures posted online. It becomes quite odd when you reserve for 3 nights and you get the smallest room of what they have
