Location was good.
First day staff was very good. Her name was Johan. She was very helpful and understanding woman.
All bed was comfortable. The faclities is very suitable for a family.
Just first day they left in the room water. For other days they didn't leave any water in room. I asked they told us this is a their rules.
The breakfast wasn't enough. We paid extra money and choised breakfast included option but unf. Breakfast wasn't good. Don't pay extra for the breakfast.

The staff were friendly and the place was very accommodating. Breakfast was great and included gluten-free options. room was comfortable and cozy. The balcony was cute. I really enjoyed having the garden area next to my room.
The only thing I didn't like was that my room was adjacent to the kitchen area so at 5am I could hear the preparations for breakfast and I wasn't able to sleep. Also the mosquitoes were very difficult to avoid, even though the room had a machine to deter them, I think it didn't work.

The Guest House is in a nice quiet location near the river Arno about a 20 to 25 minute walk from the main attractions.
Before arriving communication with the guest house was excellent and I had all the info I needed to check in smoothly. Joan was there when I arrived and was able to check me in personally showing me to my attic room and separate private bathroom. She was very helpful friendly and welcoming and speaks excellent English.
Joan had provided a communal kettle and selection of teas, coffee, and biscuits for her guests to use whilst she is not at the property.
The attic space consists of a modern well-appointed bathroom, a landing space with table and comfy chair and the bedroom which has a low sloping ceiling with skylight. The bed was very comfortable, and I slept well. The room had everything I required including a fridge, bedside table. The separate bathroom has a good sized shower, toilet, sink and bidet, towels, soap and hair/body wash.
The bedroom has an air conditioning unit, but I did not need to use it that much. The room was very quiet and I slept well and did not hear any of the other guests.
Breakfast is a buffet self-service laid out in the kitchen / lounge area. The breakfast tables are in the conservatory and on hotter months guests can sit outside in the garden. There was a great selection of breakfast items including some hot food prepared by Joan plus the usual cold meats, cheeses, yoghurts, fruit, cereal and cakes and biscuits, which were very tasty. I enjoyed sitting in the conservatory eating my breakfast with a view of the garden.
The WIFI worked very well.
The attic room would probably benefit from a chest of drawers for guests staying more than one night. My biggest concern was the plug socket next to the bed didn’t seem to work so I couldn’t charge my phone and tablet until I worked out by accident that it worked when the ceiling lights were turned on, this was odd. I couldn’t get the TV to work, there didn’t appear to be any power going into the TV as the standby light was not lit up. It wasn’t a huge problem as I was only staying one night and I was there to see the sights rather than watch TV but it would have been nice to have it just in case.

Yummy breakfast (fresh-basked croissants!), great friendly staff, very clean premises, price couldn't be beat. Appreciated that there are fewer crowds on that side of the river.
The tiny upstairs room with a sloped ceiling is not for anyone who is tall! Fortunately I'm short--but still had to bend over to get to some parts of the room. Didn't LOVE hauling my luggage from the train station, but it's doable.

We were warmly welcomed by Joan to this lovely accommodation. The room was spacious, clean and very comfortable! Plentiful breakfast and lots of choice. The location was perfect, just across the river with easy walking distance to the centre of Florence. Also being able to prebook their allocated parking space which was next door to property was really useful. We would definitely recommend this property.

incredible welcome and hospitality from the lovely Joan working at this b and b. She was so helpful and kind, giving me tips to make the most of my stay. Delicious breakfast, so varied, wonderful italian coffee available in the machine all day. Good location, easy to walk to most things, along the river. Thanks so much, hope to be back

Fabulous accommodation 15 minute walk from all the historic sights and same time from main railway station. Very friendly staff at breakfast and plenty good options to eat and drink there.

The common area was nice
Room was not as advertised. It was a closet. Whem expressed my discontent, the owner and clwaning staff began arguing with me. Horrible treatment and decieving advertisement. Dont recommend!
