Great location, cosy room, friendly staff.
Bathroom would need some extra light. Premises and pool area needs some renovation as there are worn and not clean areas. Missing real coffee machine @ breakfast.

It has parking and it's out of the ZTL zone, cozy and the staff are absolute professionals.
The room and especially the bathroom could be cleaner. Would recommend some free slippers. Unstable cable and internet connection.

Staff is super friendly and professional. Main building at the hotel is gorgeous, with a small, cute pool and beautiful indoor spaces. Breakfast is very affordable (15€ per person) with good quality. The outdoor space has beautiful plants and is perfectly maintained and there is a parking space behind the historical building, which is very practical.
Our room was in the annex building, which is simply atrocious. Old, almost no sound insulation. We could hear the neighbors flushing the toilet as is they had been in our room. Almost zero privacy. Room was ok but would need a refresh. Huge cupboard but so build so high that the hangers were not usable for anyone smaller than 1.70m or children.
Definitely not a 4 star exprience.

We loved the location, listening to the green parrots in the surrounding trees anytime of the day was so relaxing. Close enough to bus routes when needed and not too far from a selection of food providers.
Would have liked a welcome/info pack in the room. Carlotta is showing her age a bit, perhaps a little refresh would be nice.

Really lovely place. Very authentic in style with a rustic feel. We were in the main villa which had lovely parquet flooring. It was a little cool for the pool but would be lovely on a warm day. We did sit by the pool at night for a drink. The porter brought the drink to our table outside too. Placed just outside out town approx 20 minute slow walk but was a nice walk and didn't bother us. After a few drinks and food in florence we walked back to the villa carlotta

Nice pool. Good location for Boboli Gardens and south side of city. Pleasant staff. Good shower room. Very comfortable bed.
In terms of the Annex Accommodation:
Decor is plain and faded (other than the shower rooms).
Walls between rooms are thin so doors shutting and toilets flushing nest door can be heard.
Many door hinges were squeaking badly and simply needed to be oiled. Flowers in window boxes were largely dead-they simply needed to be watered!
The coat hangars in our room were almost all defective, which was infuriating-they MUST be replaced.

Very helpful staff, organised a birthday surprise for my wife. Great room, bathroom. Good breakfast with lots of choice. Secure parking. Pool area was clean and tidy. Not far to walk into Florence city. So many positives.

Fabulous staff, pretty grounds and fab breakfast. Quiet and calm and a fairly spacious room (for Italy!)
I would book a room in the main building next time. We were in the annex which although was lovely it didn’t have the same charm.
The location is slightly out of town which wasn’t a massive issue but just meant it took time to come back to get changed for dinner and then go back out again
Neither of the above caused us a problem though and would recommend

Nice people, like the style of the hotel, free parking, peace, smaller hotel and not crowded, nice breakfast
Thin walls, so you can hear everything from the other room, we couldnt put the window blinds down, location is nice, but is still quite a walk to the city centre (aprox 30 min)
