Wonderful
The place is a dream....lovely location with excellent breakfast...the staff were the friendliest i have ever seen and do outright helpful. Excellent value for money having Sauna facilities. My recommendation to anyone visiting Florence. The lovely artwork on every wall of the premises makes this stay positive in all aspects.
The Sauna was missing a relaxation room and the temperature of the surroundings was not as warm as expected.

The property was pretty.
Before we booked, we reached out to the property directly to inquire about transportation to the city center as this property was on the outskirts, and we did plan on spending a couple of days in Florence city center. We were told there was a hotel shuttle to a nearby bus. Upon our arrival, we were told that the shuttle was seasonal, and therefore closed. It was near impossible to get a taxi or Uber who were willing to drive that far from city center. When we did manage to get somebody to pick up our ride, the cost was $50 or more adding quite a bit of unexpected expense to our trip. Additionally, we booked this particular property because of its location outside of the city and the beautiful views. We were hoping to enjoy some downtime, relaxing in the countryside. Once we got there, we discovered that other than eight plastic chairs for the entire facility. All of the outdoor lounge spaces had been closed up for the season. We were told it was too cold to swim, and therefore everything had been put away. The daytime temperatures were about 65 to 70° so perfect for sitting outside and enjoying the beautiful countryside. However, the only place for us to sit was in our rooms or in the lobby. Our group alone was eight people so between the transportation issues and not being able to enjoy the views of the property. It was pretty disappointing. The other thing to consider is no restaurants or coffee, shops nearby other than the restaurant in the hotel. If you have picky eaters, this can be problematic, unless you can get a taxi to take you elsewhere. We mentioned our disappointment about not being able to relax in the outdoor spaces and had hoped that some of the outdoor furniture would be put back out but that never happened.

The hotel was great and the staff very friendly! The location is not an issue especially if you have a car and the view at the river is a 10/10.
The bed was not very comfortable considering that the double bed was two single mattress.

Very friendly staff, beautiful old water mill transformed into a luxury hotel. The view on the Arno is amazing. The shuttle busses were very practical, because parking in Florence is very limited. The spa was also nice to try. We were very satisfied.

The actual hotel was absolutely lovely, very tranquil,lovely decor ,good feel .Huge shout out to reception guy, not sure what was his name, he check us in and checked out, he was super helpful and the waiter guy with black curly longish hair, he was absolutely lovely and super helpful to me and my other half, place gets better score because of these 2 guys.
BEDROOM , spoiled the stay. When I have booked it was only available classic room and a few other similar rooms, I thought I was booking different room. It was super cold and just unappealing , beautiful river Arno view tho, in the evening and morning was sooo ridiculously cold , when asked girl at the reception if there is any way heating can be turned on , she said it's not aloud until mid month or something, didn't suggested heater or anything, so we where absolutely freezing first night and had thoughts of leaving hotel as this was unacceptable, on the second night I have complained to reception guy who was very understanding and given us heater, it made it more comfortable but still feeling in the room wasn't pleasant and spoiled half of our stay in Florence, unfortunately.Also, shuttle bus drops people off a bit too far from the city center,and taxi's are absolute extortion, from 25 euros to 80( we paid that twice when couldn't get normal taxi) so best to rent out car if you are planning staying outside the city .

Staff, beautiful location on the river weirs
The courtesy bus that gets you to the edge of town takes abit of getting used to for the limited pick up times.you are often relaying on local buses to get you back.Also not the hotel fault but we were ripped of by a taxi from the train station to hotel (3miles to walk 44€ charged) so stay started with shouting match.hotel staff said it is becoming more of a problem
