We recently arrived as a family of three and were very disappointed with our overall experience.
Firstly, the room decoration was significantly different than what is advertised. It felt more like a converted apartment than a properly designed hotel room.
The check-in process was inconvenient and poorly managed. Reception is located in a separate building approximately 150 meters away—this was the only detail communicated in advance (which I received via Booking.com private message after the completion of the reservation). No assistance was offered for luggage, requiring us to carry everything ourselves to the residence. Additionally, there were ongoing roadworks directly across the street. This made the transportation of our luggage not easy and even walking in the area quite unpleasant.
Upon arrival, we were further surprised to learn that the elevator is not available for hotel guests, which made accessing the room with luggages even more difficult.
None of these details were disclosed in the booking confirmation, reflecting a clear lack of transparency and professionalism.
To make matters worse, upon entering the room, we discovered that the air conditioning was not functioning. After reporting this to reception, a representative was sent (not even a technician); however, he spent nearly 30 minutes on the phone talking to a remote technician without resolving the issue. Communication was also challenging, as he did not speak English. Eventually, he managed to switch the unit on after almost 20 minutes of trials , but it functioned only as a noisy fan (the compressor was clearly not working) the he run away very quickly as if he wanted to get rid of this task… later the A/C (working only as a noisy fan) shut off again within less than 30 minutes.
Given these issues, I requested to have the chance to cancel the reservation of the the next two day due to dissatisfaction.

Bed was awful , 2 single beds pushed together keep moving .
Dirty really not cleaned well.
Floor was so uneven we tripped numerous times in bedroom
Does not look like photos and is certainly more than 150m from hotel . Hard to check in at and walk down late at night
Sofa bed was super thin and uncomfortable
No hot water first morning too a while to get sorted but was done
Key locked us out at night so had to walk back to hotel to get it sorted with tired kids not ideal

Finding the property was a challenge. Signage was non existing. By chance I found an employee on the sidewalk, he pointed to the office which was in a courtyard off the street, I still saw no sign. After a long flight it took me 45 minutes to find the office and then the room which was at a different location.

The only thing that I didn't like was the check-in beeing somewhere else. Because when I copied the address from the booking website it took me to a diferent place. Got there to find out that the check was in another place. Go to the hotel, do the check in go back to the same wrong place. Only to find out the card key doesn't work that I'm in the wrong place.

Great room that was super clean and comfortable. It was easy enough to reach the historic centre from our accommodation and there are plenty of restaurants and shops around.
Highly recommended!
Nothing to criticise just a remark that, during check in, we were told there would be a complementary bottle of wine in our room but there wasn’t. One of the cleaning staff told us this only applied to the hotel rooms in the main building. No criticism at all and it didn’t impact our experience, just a suggestion to manage guest expectations :)

3N in Florence & booked this B&B. Check in at premises 2 min walk away. Good size room, good water pressure in shower, plenty of variety for buffet style breakfast, staff helpful & friendly. Lovely neighbourhood, good shops, convenience store nearby, plenty of eateries & bars. Easy walk into the Duomo area.
A couple more hooks & clothes hangers needed! Basically, a great choice to stay.

Rooms are huge, great bathrooms and great breakfast
These rooms are away from main hotel, there is an elevator in the building but the hotel does not pay to use it!!! So NO ELEVATOR, beware if you will struggle.with stairs and luggage
