Pleasant
This hotel is in a great location, with large pretty, clean rooms, and the staff are lovely. These are the ONLY reasons to stay here.
I wish people had shared all of the MANY negatives about this hotel. We would NEVER have chosen it.
1. The reception is open very limited hours and if you arrive before this hours you need to pay for luggage storage at a location 2 blocks away (this is not only an expense it means you need to move your luggage again in the Florence heat and you need to interrupt your day to do this before the luggage facility closes).
2. Check-out is at 10 am. No exception. This is before anybody arrives at reception. So we were left to figure out for ourselves how to get to the airport.
3. You are so close to the Duomo (which is amazing) you hear the bells multiple times an hour. If you are a light sleeper, prepare to wake up at 7 am (and every 30 -45 minutes thereafter).
4. The building is an original building with an original elevator. It is slow and small. You need to account for this when planning your coming and going.
5. Our room key stuck and was so hard to turn that I was unable to do so myself and was very grateful I was with my son (who was only able to open the door after 5 minutes of trying each time). The first time it happened was when we returned in the evening. Had I been alone I would have had no recourse since, of course, it was after 6 pm and reception was closed with nobody to help me.

We could not turn away house cleaning when we wanted to sleep later in the day. Having a sign to put out to have josie keeping skip the room would have been great.

The location was fantastic, I think it is the best location for the price. The staff was friendly, communicative, and very accommodating. The rooms were spotless. One of the rooms we stayed in has a breathtaking view of the Duomo!
The rooms were impeccably clean, but quite small and lacking drawer space. We stayed in two different rooms there because we extended our stay in Florence. Both were stocked with toiletries and refrigerators; however, they were both very small, and we had to live out of our suitcases because there was nowhere to put our clothes.

It was clean and in a central location.
It’s not really what I think of as a hotel. It’s a few rooms on one floor of a larger building. Getting in and out is a rigamarole and there is an elevator but it’s very small and primitive…if you’re claustrophobic you won’t like it! Also, the much advertised terrace with a great view is only available from one specific room. Overall, I felt like the advertising/promotion of the hotel did not match the reality.

The location was awesome. The room was quiet. The bed was comfortable. It felt big and spacious because the ceilings are high. The hostess was very nice and helpful.
There wasn’t much space to put away clothes. The shower is very small.

Our room had an incredible view of the Dumo. Large Patio where we spend every evening with a glass of wine. The hot tub was great; clean and working with the same view. Location was exceptional. We walked from the train station coming and going. Shopping was right outside the door. Restaurants within walking distance. All the normal tourist attractions were easily within walking distance. Ideal location. Maggie checked us in and was so helpful. We had a few problems, but she had them taken care of immediately. Any questions were answered quickly.
The room is small. Could have used some towel hooks and shelves, but was adequate for us. I felt as this was a new endeavor for them and things were improving quickly. I would stay with them next trip.

Wonderful
This is the perfect accommodation for a stay in Florence! We had the best experience staying here and highly recommend. The location can’t be beat- steps away from the Duomo and an 8 minute walk to the Uffizi Gallery, it’s such a convenient place to stay (and nice because we could stop by and rest in between activities during the day). The view from the room was also amazing! The size of the room is also wonderful for a European hotel room, we had plenty of space to lay out two large suitcases and all our stuff. The AC runs really well, which is a must. The staff was also wonderful, they were super responsive on WhatsApp and even helped us book a taxi for our return to the airport. It’s also surprisingly quiet at night with being right next to the duomo. You can hear the hustle and bustle but then it’s quiet to sleep. Everything was clean and comfortable, we loved it!
The bathroom of course was small, but that’s to be expected in Europe, so by those standards it was still pretty good. The beds were a little hard, but not unbearable. I think there was a crack in one of our windows because we had a few mosquitos get in. But overall, the small annoyances were expected and wouldn’t keep us from staying here again. Be warned- you do hear the 7 am bells from the bell tower, but we were up early every morning anyway so it didn’t bug us and they don’t run through the night.

Location was fantastic. Maggie was very helpful getting us settled, snd offering great, restaurant and sightseeing suggestions.
We reported that the shower door was broken, but it was never fixed. Oddly, the residenza is called a B&B, but there is no breakfast. However, a bar around the corner had great capuchino and pastries.

Amazing room with amazing view!!!!! Loved being able to open window to see temp to plan my day. Great location to restaurants and shops. Less than 5 minute walk to nightlife!!!!! 10 minute walk to train station.

Maggie and Danielle were very nice. Snacks were provided in the room to go along with coffee or tea but they were out of caffeinated coffee.

Great Location.
The bathroom was covered in black mold and smelled. The room also had a bad scent to it from the bathroom. When we told the staff, they said they would notify housekeeping. They need to take out the bathroom entirely to get rid of the mold. The bathroom was also very small.
