Unfortunately, my experience at this hotel was very disappointing, especially regarding cleanliness and the overall condition of the property.
The photos do not reflect the reality of what I found upon arrival. The hotel looks very unpleasant and poorly maintained from the inside. Cleanliness is seriously lacking, and the furniture, facilities, and equipment are old and clearly need renovation.
Another major issue was the water, which had a very strong chlorine smell and was extremely unpleasant to use.
Based on my experience, I would not recommend staying at this hotel. It needs significant improvements in cleanliness, maintenance, and renovation.
The only positive part of my stay was the receptionist, who was very kind, respectful, and helpful. I truly appreciate his good attitude and professional treatment.

Great location, very friendly and helpful owner, who explained all the most interesting places in the city. The apartment has everything you need. There's also a kitchen and a terrace available.
The bathroom wasn't clean, it had some dirt and mould on the walls and some bad smell as well. The kitchen and especially the terrace were dirty and not taken care of for a long time, the chairs were very dirty and dusty.

I chose this accomodation because of the price, location and also hoping that this is just a one-apartment accomodation where it would be peace and quiet compared to hotels and B&B's in the city centre. Well, I was sort of wrong about this. But otherwise the good side: the communication with Marco, the owner on whatsapp without problems, he was very friendly. I had the room with the ceiling fresco like in the pictures! The bed was on the elevated platform and accesed by the stairs - no problem for me. Fast wifi, hot water any time, central heating, fridge. I liked the Oltrarno quarter, less crowded and not so many tourists here.
Like I said, this apartment was unexpectedly noisy in the evenings and that's beacuse of: 1) the other guests with constantly crying baby, 2) the other people living in that old house which has no sound isolation, paper walls and so when someone walks the stairs normally or walks above you in general, it feels like earthquake, 3) the traffic in the street (the least annoying though). Luckily, between 11-8 it was mostly quiet so I slept well after all. Earplugs recommended! Also the bathroom seems a bit outdated but it was clean like the entire apartment.

The apartment is old, but it’s clean and comfortable. The room has everything you need: air conditioning, TV, Wi-Fi, hairdryer, and all the essentials. It’s also in a great location — just a few steps and you’re in the heart of Florence. There’s also a pastry shop about 20–30 meters away, super cheap and very good. What really stands out is Marco’s hospitality. Whenever we needed help or guidance, he was always available. He gave us great advice about the city — what to visit, where to have dinner, and some useful precautions. Spot on!

Host was very helpful, and we had wi-fi available.
It was not near any of the tourist spots and the bus routes in the area is very confusing to get around. We had to walk most of the time to get back to the house or to get where we wanted to be. Bus is also expensive as you can't buy a day pass you need to pay for every trip unless you use the ticket within 90 minutes. Please note that I am talking from the perspective of a tourist and not a local that might be used to the bus routes. The room is old as you would expect in Italy and the cupboards look like they are from "Narnia". Shower is very small and there is no microwave if you need to prepare food quickly. There was no breakfast included, you need to provide for yourself as self-catering, and you were only provided with 1 pillow per person and no "back-ups" in the cupboard - might have been stuck in "Narnia".
