Poor
The Breakfast and pool option were the only redeeming qualities.
I didn’t like that the water keep going out and we never full on when I was there. When it did work it was brown or scolding hot and unusable. I keep calling the front desk and I was told that it would be on shortly, multiple times. However, I had things to do and places to be while in the city. I used the bottle water to brush my teeth and no shower while I was there. It was very difficult not to have these options with a multi generational family with me and trying to be at places that had specific ticket times. We definitely missed one of our events due to the lack of useable water. I understand that things happen but I had zero explanation and zero help to solve our issues. I am not a happy person. I will recommend not to stay here. I honestly have stayed all over the world and have been in Dublin many times, I will not come back here.

Wonderful
Rooms very big and nice. We did not book the breakfast but there was a nice tea station in the room, which was restocked every day. The room was also cleaned every single day, which is not usual nowadays. Location was great, near the Canal and a Docklands area which is very pretty at night.
The only thing I would improve is the cleaning of the bathroom door. Ours had a lot of dust on the hinges. It is a minor thing, but it sticks out when the room is so perfect in any other way!

Pleasant
Swimming pool was nice. Rooms are large, staff are helpful and friendly. Good location and good breakfast.
Far too hot in the rooms which made it difficult to sleep. Even with the windows open it was still really hot and uncomfortable. Very few vegetarian options on the menus. On a very busy noisy road so with the windows open it was very loud. Fans were provided but it was still very hot and no temperature controls in the room.

Disappointing
Refurb work going on. Should have been advised beforehand. Rooms are too warm and noisy and breakfast food is the cheapest of the cheap. Fatty and greasy.
Hotel looks very tired but staff are excellent.

Staff tried very hard to make our stay pleasant.
No air conditioning! Seriously, this is a big one. Was 23 deg for two days and thank god we could open the windows. Two days of 30 deg and you would cook and not sleep. No advice on renovations going on to hotel. Tradies beginning at 7am every day. Terrible location. 15 min walk to O'Connell St and 20 min walk to Grafton St.
