Nothing really.
For sure not a 4 star hotel, maximum 3 stars. 1st red flag was that I could not use the booking wallet voucher. Hotel reception blamed booking.com 2nd red flag - my son’s bed was really uncomfortable. 3rd red flag- no coffee machine and water in the room. A 4 star hotel always provides these!

The only positive thing about this hotel is the breakfast and the staff. They are lovely.
This hotel is very cheaply made and dirty. The shower floor leans toward the room so all the water ends up under the carpet which gives the rotten odour when the doors are closed. Also has lots of limescale on the floor and rotten doorframe. The tiles still got the graphite pen numbers on from the building time and black mold. The towel heater is so dirty that it wasn't wiped down for a long time. The walls are made of plasterboard, you can hear everything the neighbours are doing and you can feel even when someone is going down the stairs: my headboard where shaking while lying in bed so very uncomfortable. Pillows are so flat that it's a joke. One had blood stains under the cover. Curtain is stained too. The wellness..I wouldn't call that at all. It's a swimming pool facility with outside visitors. You must access from the hotel through a corridor. The employees are rude, you must wear swimming hat for swimming, the sauna area looking like a dark prison from a futuristic movie. It has no shower only the bucket filled with cold water, not everyone wants that king of refreshment, the closest shower is in the swimming pool area or the changing room so you must walk a lot. Bathrobes are very old looking too. The chair in our room and in the corridor were peeling, it looks horrendous. Smoking is prohibited on the balcony however it isn't stated on a visible place so our neighbours were smoking and the smell came into the room. When I left the step out towel dirty on the floor the cleaner just put it back on the heater. The pictures on their site are very misleading.

modern structure, friendly staff
we were there with family to celebrate new year. we checked in at 2pm and the spa closed at 3pm. it is not suitable for children, there is no playroom for children, and there is no food for children, very boring for families

The food was really good, rooms nice, receptionist and dining staff friendly and helpful.
Pool and wellness was included in the pride of the stay - staff working there do not know English. Children were allowed in the saunas, which were also not functioning well, people in and out in wet swimwear, no towels to 'rent' for sauna. Not a good wellness. Also had to borrow swimming caps because there was no warning they are obligatory.

Second stay in Academia hotel and the proerty is a grat value for people like me with direct acccess to the main town swimming pool next door what is very convenient for swimmers. Stunning location on the top of the hill, further away from busy hussle and bustly.
Not applicaqble. The hotel meets all the expectations, will be returning in the future if the possibilty occures.

The hotel is in a nice new building
Generally the building looks like they do not take good care of it, or maybe the staff are underpaid so they don’t care about hygiene..Our bathroom was really dirty and the wellness facility has the same issue. The breakfast area is dirty aswell (handels of the cupboards, coffee maschine..) and not to mention about the juice station.. everything has an interesting taste.

The rooms.were 2 spacious double,very comfortable,nicely furnished. The bathroom was also big and beautiful. The hotel is connected with the city"s huge and perfect swimming and wellness center .The breakfast was gorgeous and the buffet dinner was exceptionally tasty and variety.. There is a nice park around the hotel. We arrived by bikes, and they could be locked in a separate room.for the night.The hotel staff is very kind and helpful ,especially in the restaurant
There is no mosqito net on the window. In most 4star hotels thete is a coffee maker or at least some coffee provided.Missed it Being a bit far from.lake Balaton,it is overpriced a bit.
