Great location, near watter.
The first two nights were pure HELL. Air conditioning did NOT work, nor did the TV. There are no screens on the door so mosquitoes onda bugs ate me alive. I had bites all over my body. Third night, they moved me to the better room where the bathroom sink was totally plugged and the smallest shower tub I have ever been in. I barely fit in, and God help if you drop the soap on the floor. Would never pick it up. This is not for the people of the western world. Breakfast was eatable, but same the entire stay. Teastless and unhealthy.

Breakfast was very good. Could choose some options. Location perfect- you could sit on a teracce and have a relax- it has a see view and you can almost touch the see- it is so close- just cross the street. Very kind stuff.
Maybe carpet for bedroom would make the room more cosy, but it was ok anyway. It would be good to have some water glasses or any other glasses in the room.

We got the room 407 and unfortunately we cant connect to their Internet. We brought that to the reception twice and asked if maybe we can get another room. They are fully booked so we have no choice just to stay there for the rest of our vacation. Meaning we have to use our data. no one even go to our room to check what’s happening. My partner even bought Data coz he doesn’t have enough and we expect internet provided by the hotel.
Staffs are nice.
The reception is 24hrs open (but no people at night) if ever you gonna arrive at night it’s also fine. They’ll leave the key at reception and a note saying all the things you have to do the following day for check in.

Location was amazing.
I am using this section as the below doesn't allow enough room. the bedside light didn't work. The carpets were threadbare. Either they've run out of money or interest or both. B'fast was pasable.
a/c didn't work, chair was all torn. The curtains didn't match. it was v small. the bathroom was disgusting. The toilet was filthy, the shower cubicle had plumbing parts jutting out of the wall, the toilet flush was missing

Disappointing
Nice quiet village out of city centre. Great to rest and chill. The city beach is decent, the location of the hotel is directly by the sea. You can ask for room with a sea view at the higher grounds. The bed mattress is comfortable. Also parking at the hotel's lot is an advantage. Bus stop few steps from the hotel is a nice addition.
Unfortunately the hotel's standard is like from the past century. Not really clean room where's somebody smoking before. The furniture have seen their better days. Breakfasts were leaving lot to be desired. Cold scrambled eggs, small selection, almost zero vegetebles. And the last but not least, coffee was the worst.
I don't like to give bad reviews but these days you can find something better with the simililar price even at the end of the season.
As a hotel has its potential I hope they'll do better in the future.

The receptionist was friendly and helpful, villa is beautifully located right next to the sea with parking availability.
The double rooms located in the main building were ok, but the quadruple room which is located below restaurant at street level should not be issued to tourists. It is dark, and has a strong damp smell which you cannot resolve with opening the windows since then you have the kitchen ventilation smell entering the room. It wasn't clean, bedsheets had some stains, and floors below beds were covered in dust. We only stayed there for 1 night so it was manageable, but we wouldn't recommend it for anything more than that.

Mine and my husband’s flights got delayed 24 hours through Ryanair and there was no communication, no accommodation, and it was 2 in the morning. There were no hotels or Airbnb’s available or answering at that time for us to get some sleep, and Zadar’s airport is lovely but very tiny and cold and all the lights stayed on so we couldn’t get any sleep. We got a Bolt to Villa Nico where they had early front desk hours and the nicest receptionist we’ve ever met was so kind and understanding and got us a room at 7 am where we were able to get a few wonderful hours of sleep before our flight got changed again. Wish we would’ve gotten her name because that’s the best customer service I’ve ever seen and she was the kindest and most understanding person!! Excellent ocean view, excellent customer service, excellent rooms and cleanliness!!

Very close to the sea, it's literally the other side of the road.
The breakfast and the restaurant was great, the food was diverse, plenty and delecious.
The recepcionists, the cleaning crew and the waiters were especially nice and helpful.
The room was a bit small and basement-like, crowded with bulky furniture.
We only received one duvet for two persons.
The hairdryer wasn't working.
One of the drawers of the nightstand had a broken front.

Front beach, good communication with the reception
The WiFi signal is so weak in this room that it's impossible to use it to work if you plan to do remote work, and most of the time you cannot even consult your emails.
the restaurant above is very noisy even late in the evening, Bad smell of humidity or something else in the room,
the shower is not always warm, Very old furniture in the room, the parking is not next to the hotel you need to walk a little because the one in the picture is small and used by the restaurant customers,
The location is okay if you use your car but might be complicated if you want to walk or use public transportation

good location
it's old, dated. Do not have elevator for the upper floor, and with 4 bags and several children was hard to carry everything. And no person from the hotel had the amability to help offering carry the bags.
in bathroom several things were damaged
breakfast is also very very basic.
