Very Good
The facility was clean and comfortable. Breakfast offered a fair variety of options. The front desk staff were friendly and helpful when I had questions.
The facility did not provide beach towels.
The outdoor pool was not accessible to Villa guests.
Towels were not replaced every three days, and housekeeping was only offered once every seven days.
Despite requesting a quiet room, it was very noisy in the mornings due to delivery trucks for the grocery store downstairs. The sofa bed in the living room was uncomfortable.

Good
Location, size of the place, beach
Noise that wakes you up at 5 or 6 am from stores delivery trucks in the building. Place needs some deep cleaning especially bathrooms there is black mold in showers, walls everywhere are dirty especially living room.

Wonderful
Really nice and quiet place. Comfortable & clean room, tasty breakfast and a nice pool. Very nice and helpful staff, everywhere. Beach a few steps from the hotel. A large number of parking spaces. You can rent a boat, SUP, or bike directly at the hotel. We highly recommend the boat; the owner is very friendly and helpful. A very enjoyable stay.

We hade a nice view to the sea, couple restaurants around and small Tommy supermarket. Beautiful town Trogir you can reach easily with the local bus. The beach is 2 minutes walk.
It would be nice to change sheets at least once a week.

Fair
The room was in fact an apartment, modern and clean, with balcony.
Aparently, I arrived at "end-of-season" and the establishment was preparing to shut-down. This info was not available at the Booking site. Consequences: when I arrived, the barrier to the car entrance was down, there was none arround and the reception was already closed at 7:30 PM. I saw some light in an area "reserved for staff" and knocked on a window. A girl came and called another girl who finally helped me, took me to my room and opened the entrance barrier for me. Not a very nice reception, for someone arriving after a long driving trip. The restaurant was closed (due to end-of-season), therefore breakfast hat to be ordered in advance (the day before) and then brought to the room. Not bad...

We are 2 couples and booked this 2 bedroom apartment for 4 nights. I looked at other 2 bedroom apartment and many had only 1 bathroom and limited parking. The price was reasonable with breakfast included. The 2 bedrooms and bathrooms were identical and had a balcony in the front with seaview and the back. It offered free parking. The bedrooms and bathrooms were smaller especially the shower which was small and tight. The kitchenette has a stovetop, a refrigerator, kitchenware and a microwave. There is a small grocery store Nextdoor which was convenient. The beach is across the street. The breakfast was buffet and they offered a variety of food. The self serve coffee/cappuccino maker was great. We were happy to have a satisfying, hearty breakfast since we were out and about everyday.
The only negative was we were on the 4th floor and there were no elevators. Our friend has knee issues and it was a challenge going up and down the stairs especially with luggages.

Very Good
Big apartment, large common area, kitchen. Supermarket on ground floor, beaches, bars, beautiful island. Perfect for families and groups looking for a quiet beach resort and preparing food at home. Also some restaurants nearby. Nearby village of Trogir is a beautiful, elevated tourist resort (expensive eating).
Not suitable if your holiday is for Split and you don't have a car. It takes 1.5-2 hours to get to Split by means of two buses, depending on the traffic.
First bus doesn't have enough rides per day, no bus schedule at bus stop (get one from the friendly reception).
During rush hour buses are packed, they make many stops on a country road, traffic jams in Split. It's exhausting.

Very Good
private parking with lots of available spots, entrance regulated by a ramp, very nice swimming pool at the top of the hill, good enough selection of food for the breakfast, probably more options on fruit could be beneficial, Tommy market and Pharmacy at the ground floor of the facility, couple of tasty restaurants 5 mins walking distance - Konoba Dida Moj or Pizzeria Malo More, we drank our morning coffee at the beach bar right in front of the Villa, coffee with milk 2E and glass of water next to it, you can rent there some water sport activities too - Pedalina boat 15E/hour - only cash.
We received the flat on the very top of the building - 3rd floor - no elevator, but we didn´t mind - healthy for our bodies :)
Two bedrooms with high quality beds, two bathrooms - very useful for a family with 2 kids. Kitchen with livingroom, with a solid sofa, which could be extended to a bed too. Large flat TV, airconditioning in the livingroom only. The bedrooms had a tendency to warm up during the day.
We did a trip to Trogir, which is a must see. You can go by taxi boat - 5E per person, but the stuff is not really talkative and unfortunately the engine of our boat broke up just before offboarding in the Trogir harbour, so another boat had to come and pull us to the harbour. Uber costs about 10E, better option if you want to save money. But bear in mind the city is very busy in the evenings and it is quite tough to get an Uber driver.
There could be somebody from the stuff managing the clients if they do not comply with the pool rules - no jumping, no smoking for example.
Unfortunately the Vila is situated in Arbanija, where they didn´t build sidewalks and the main road is quite narrow. So quite dangerous walking from the vila to the beaches or restaurants, there is no promenade. Not sure about the litter management in the village, but quite often the trash was falling out of the bins - we were quite surprised that no recycling was happening and we just had to throw paper, plastics and glass into one bin.
