Pleasant
The location is spot on. Right on a lovely beach. Elevated view. Accessible by bus and Uber (about €10 per trip). The pool is lovely and the hosts are friendly and helpful. The patio area was good, and the place was spacious enough for a family of 7.
This was the second place we stayed in Dubrovnik, for 5 days each place. This meant we could compare. We paid the same amount for both places.
Comparing both places, for the same money, this place is old and quite run down. The bathroom facilities are very dated and the shower on the main floor leaks water on the floor. In the kitchen the oven has the functions missing from the buttons, so it was hit and miss to guess the function.
The place said it had air conditioning, but it’s only in the lounge and upstairs hallway - not the bedrooms. It was hard to cool the bedrooms down on hot nights.
The owner came for 2 hours every morning to tend to the property, which is their prerogative, and anyone renting the place should be aware. It felt a little intrusive when we were trying to relax. In the first place we stayed the owner also attended, so this may be normal practice, but there it was only for 30 mins or so to sweep the patio and debris.
The neighbours downstairs also informed us on the first day that the noise travels to their property, so we needed to be quiet. We weren’t noisy, but it did make us hyperventilate about any sort of noise, and we got the sense that this is common practice to inform guests as the neighbours were familiar with the hosts.

The property has all of the facilities that a group needs. The pool and pool deck are wonderful and there is a cool little pebble beach just over the road.
It is a bit further from old town than anticipated. There is a bus line but it doesn’t run weekends and the last bus back to Lozica is quite early (approx 4.30pm)
This means you will spend money on taxis or Ubers but also means you have a super peaceful place to stay away from the throngs of tourists.

Vesna was very friendly and helpful, and despite a language barrier, her husband (who came to clean the pool in the mornings) was also lovely. We really enjoyed the pool and the proximity to a secluded beach, and appreciated that there were already some supplies available in the kitchen when we arrived. It was a great getaway for us - nice to be close enough to the city to go in whenever for food, activities, etc, but also a bit outside to enjoy some more calm.
If you don't have a car, be prepared to uber to the grocery store! There's not one in walking distance. Vesna recommended a larger grocery store with better prices than the ones in the center, and we did a big shop at the start, so that worked out fine for us.

The hosts were friendly and so helpful. Excellent house for 12 of us. The view was beautiful.
It is quite a distance from Dubrovnik old town and we spent a lot on Ubers and taxis but the pro is that Lozica is a quiet village so you can get away from the noise & hustle of the busier areas.

Good facilities but pool was empty and had to ask for key to the bbq area
Had to pay more than quoted on booking. Owners showed up everyday and attended to things in the locked up areas of the property. Pool was empty which wasn’t stated in booking process

Loved our stay in dubrovnik. The villa was lovely and clean with great views of the sea. Vesna and ivanino were very freindly and helpful. They couldn't do enough for us. Which was great. Where to shop buses taxi etc.
We managed to get an amazing taxi on our first day who gave us his personal number so all had to do was text him when needed.
The holiday was made so much better with vesna ivanino and pero's help.
For a game of thrones fan this holiday was amazing.
Villa was about 10min from old town by car . There are no paths to walk. Around villa. So would need a taxi or bus into port guru or old town.
This did not spoil our holiday. We spent nearly every day in town .

Everything was as advertised and even better.
The rooms were spacious and the beds were very comfortable. There was enough room for 12 of us with plenty of linen.
It was clean and well maintained including the beautiful pool and lounge chair area.
The view on the terrace and from most bedrooms was breathtaking.
The beach was clean not crowded and very close. With the pool as another option we had something for everyone in our group age 16-72.
And to top this all off, I have to mention the amazing hospitality of the owners. We were greeted and felt welcomed. It was very easy to communicate and responses were quick and we received helpful advice about exploring the area.
