Great host, amazing value for money, great views, location is not central but 5 min walk to main street. It is a great place as a base for trips around Borjomi, and hikes.
Could be a bit cleaner, but for this coat it was good enough.

Our stay has been spectacular. We had a very comfortable apartment to ourselves. The views of the mountains and the town are beautiful. The family of the house have been very friendly and have attended to all our needs.

Kind & helpful host, beautiful big garden! Everything was clean and cozy. We loved the bed which was even very warm in winter. Great stay!

A nice place with a good view on Bordjzomi. Wit a few minutes walk you are at the centre.
The guesthouse has much places to chill and relaxed; in the garden, inside the house and also on the attic/loft. A good place to stay for a really good price

This is a good room for two-three people during a summer stay. There is a small backyard for bbq. I liked the view of the three crosses up in the mountains above the residents. It looked like a cross of Calvary and two crosses on the left and right hand. Very beautiful at night.
The room is best suiting 2-3people. It is not suitable for 4 people. The sofa needs replacement because it is suitable for sitting but not for sleeping. The sofa is old and has stains and holes of smokers and really needs replacement. It is very cold because the rooms has no insulation and there is no way it can be heated since even closed windows and doors make the room very draughty. The temperature in the bathroom equals to the outdoors environment because it is not heated at all. Since there was not enough place for four people which Inmade reservation for I had to sleep on the floor. Very cold. I am a trained person and can survive harsh environments but ordinary people will not be able to endure winter stay and will surely catch flue. There is a fire place but it removes more heat than the burning woods can provide..
The rooms are suitable for summer stay only!

Nice big room, definitely not 3 French beds but 1 120cm bed, one 90cm bed and one filthy sofa where I wouldn't sleep on. So I'd say maximum 2 person's. The included kitchen though was nice and genereally good sized.

My favorite place in the property was the garden, where you can just sit and chill for a whole day (we did it at one point). Room was surprisingly big with a kitchen area and our own bathroom.
First day when we arrived the room was a bit moldy, cold and smelled. We asked the owners to turn up the heat and after that we felt really comfortable in the room. Only thing was cleanliness. Bathroom was always moldy, tiles were dirty, there was a mirror who was falling off the wall. Whole room was a bit dirty - walls have been splashed with something and it felt a bit trashy.
Cleanliness is what they need to work on a bit.
