Disappointing
Location
It doesn’t feel like a 5 star hotel but rather 3 star maximum. We were placed in a room that felt like a basement with a tiny window and then moved the half our stay to one better but still with many issues. The ‘courtyard’ is in reality an ugly construction zone. The first room felt like a service room with the bidet not working and two separating doors that cannot stay open between the room and toilet that gets too warm and there is no way to ventilate.
The second room had the toilet separated from the sink meaning to wash your hands you have to walk to another room. WiFi was terrible on both rooms, we had to connect with our phones. The non-disturbing sign is so flimsy that can turn randomly to the ‘clean room’ side. Like this, too many small and big issues that were not up to standard for the number of stars. I asked them online through the Booking app they used for communication of we had breakfast included and they never answered.
2 and 3 star hotels in Paris are similar to this one. The only sign of a 5-star hotel was the price. Women staff at reception were nice but didn’t get our disappointment nor acted fast enough in the right direction, they never did. Misleading pics also suggest there is a view over the arch du Triomphe but we didn’t and perhaps only the top rooms do which I bet are even more expensive.

Location was excellent
We were very disappointed to find out that the 'courtyard view' was in fact a building site. The windows were blocked out with sheer blinds as there was no view. We were told that the noise wouldn't start until 10am but it started at 8:30am.
We were told by the receptionist that we could be moved to a better room (street view) the following day but that this would cost us some money. We were never offered this opportunity and don't see why we should have had to pay any way.
The room was very small. The tap was broken and had to be turned off carefully. The door to the fridge cupboard was not hung correctly.
Staff were pleasant. Dirty towels were left outside our room during the evening and overnight into the morning.
We were very disappointed that what was supposed to be a 5 start hotel, felt more like a poor 4 star and we were very upset about the building work. If we had known this we would NOT have stayed at this hotel.

Lovely but requires a little refresh but a little expensive for no facilities.
They upgraded us to a view room
Location was great to walk to most places with nice restaurants nearby
No swimming pool. Being woken at 1.15am two nights running by the telephone ringing and the reception unable to advise which room was calling

Great location, great and friendly stuff, good value for money.
They want to help and serve you as much as possible, like getting free coffee and water bottles or help you getting around in any way.
The facilities are starting to suffer a bit from aging- things that are broken on the room or already aging. Maybe needs a bit refreshing in equipment or room designs :))

WORST HOTEL IN PARIS
WORST HOTEL IN PARIS, The manager who checked me in told me that they charged me 100 euro extra… When I Checked Out, They will refund me the 100 euro………
Next Day, When I checked out, They did not even refund me 100 euro, and still till today I am waiting for 100 euro…….. Another manager in reception told me that 100 euro was only Pre Authorization….. But THEY CHARGED ME!!!!!!!! And STILL TILL TODAY…. I DID NOT EVEN GET 100 EURO…..

The location is perfect, near to everything. Everyone from housekeeping, bar, and the reception is very accommodating and their recommendations i.e. restaurants, directions, best transportation to use from A to Z, luggage concerns, etc. came so handy and made our stay memorable. We were even given a room upgrade! We’re looking forward to stay with them again.
