Was close to the water but the waterside was under construction, so in the end it wasn’t as close to the beach as I expected.

Aircon was very weak, and check-in times very restrictive (although the manager/owner did make an exception for us and let us in at 4pm). The 5pm-7pm general check-in window, though is the smallest such window I ever encountered.

Very pretty and clean place, friendly staff. The location isn't super close to the city center, but well connected by tram and bus so it's easy to get around. Breakfast was quite good, although I'm not sure it deserves the hype it is getting in the reviews (which is no criticism to the property - they are a small place and therefore cannot have the kind of variety you would get in a bigger hotel because most of it would get thrown away).
The rooms are very small and have almost no storage options - it works for a few days, but I don't think it would be comfortable for a longer stay. The walls between the rooms are quite thin, so I'd recommend bringing earplugs.

The hotel has a lot of charm. Starting with the shaded garden in front where you can wait if you arrive before check in. The room was very clean and mattress very comfortable. Air conditioning was perfect for the unusually hot weather in Nice. The staff was very attentive. Breakfast was delicious.

Fabulous breakfast buffet, tram available close by to get into main part of city, parking spot available for 20 euros/night. Wonderful hosts!
Rooms/bathrooms are small but clean, air conditioned, and with comfortable beds.
Our cost/night was ~ 360 euros + city tax/ room was much above normal price. ?Cannes film festival weekend

Extremely helpful owner, regarding parking my car, as i have a roof box and didn't fit int he car park around the corner from hotel.

Beware of this hotel if you have a late check-in, appreciate flexibility in a hotel, or prefer air conditioning during the hotter months. I urge you to read the other bad reviews so you see the inconsistent service this hotel provides. We had a very unwelcome check-in (we had asked if the later check-in at 10pm was possible), only to be brought to a room that was stuffy and hot with no air-conditioning. The windows were wide open to alleviate the heat (unsuccessfully), but the control for the air-con was not in the room, only a sign stating that they turn it off periodically. It was impossible to sleep with the window open (planes landing every 20 minutes and dogs barking). There was no one to speak to help, and because of the rude welcome we felt uncomfortable and left the next day. Beware of pre-paying in full (too much) for this hotel, they are completely inflexible with any complaint, and you can find much better quality, flexibility and friendlier service closer to the town centre, even quieter too.

Our plane was late so we let the hotel know. They gave us a number to call so someone could let us in. I called as we left the airport and no one picked up. I called again outside the hotel and no one picked up. I rang the bell. A long while later a very grumpy man opened the gate with the first words ‘ne sonne pas’.
He took us to our room which was very hot with beds so close together you had to walk sideways between them to get to the bathroom - see photos. The air conditioning did not work and had clearly not worked for some time. The hotel must have known as the window was wide open.
In the morning we were offered a different room but with our son separate. I said he could not be separate and they told me he is 17! I said he is 13 and they said - then why is he in the hotel as we only take 17 years olds.
I asked about breakfast and was told it was extra. In our confirmation it did not say it was extra but merely the times.
The hotel refused any kind of refund and told me my mails were annoying. We chose to leave which cost us full price for the rest of the stay. They said we were afraid to talk to reception - there was a queue - and that we lost them money which is a lie as they had our room fully paid for the whole time.
I leave it to your judgement whether to stay here but we paid £500 NOT to stay at this hotel and a similar amount to stay in a much nicer place.
