We had a fantastic 4-day stay at Hotel Florence Nice, an excellent boutique hotel with a friendly staff, especially the breakfast staff. Most critically, the hotel has one of the best locations in Nice. It is a few hundred feet from two tram lines (1 and 2) and a 10-minute walk to the Nice Ville train station. It is readily walkable to Old Nice and Castle Hill. At the same time, the hotel is off the main drags, so the surrounding area is much quieter, and you can access Nice’s less touristy neighborhoods if you like to eat at local restaurants (Chez Moi). We would absolutely stay there again.
A Tip: Do NOT squeeze onto Bus 82 with 2 million other people who also googled how to get to Èze Village and Le Jardin Exotique. Take the powered blue ZOU Bus 602, which stops at the same stop as 82 (Bavastro Stop, a short walk after getting off Tram-L1 at Garibaldi Station). The ZOU Bus doesn’t take Nice La Carte, but one could pay with cash or use Apple Pay. The fare is negligibly more than La Carte (2.60 euros in cash, 2.20 euros using cards). The bus doesn’t allow standing, as it is a coach. However, the bus was nearly empty every time we were on it. The ZOU System also has a train, but the Gare Èze is about 40 minutes away on foot from the actual village.
Additionally, both ZOU Bus 80, which starts at Nice Airport, and ZOU 600 at the Tram-L2 Port Lympia Station would take you to and from Monaco and have stops a few hundred feet away from the Monte Carlo Casino. In short, we noticed very few people seemed to know the ZOU Bus. Google search doesn’t prioritize this comfortable and convenient coach as a first option to so many of these nearby cool towns!

Location
We booked 4 nights there but they cancelled the 1st night per their reason due to unforseen technical problem(??) and moved us to the sister hotel Byakko which the walk was much farther to the parking and also hotel was double farther to the beach. The room was cheaper compare to our original booking. They made it up by giving us one free breakfast (45euros) and a basket of 2 bottles of beer and 2 coca cola which we didn’t even use because we don’t drink beer/cokes.
The shower was half opened without curtain so the water spilled everywhere so we had to use up all the towels to cllean up daily. The staffs weren’t friendly and not helpful in any questions we had. Examples: 1) when I asked for toilette paper; the front receptionist guy just rolled his eyes and said he’s busy and can’t help and that I have to wait after 9pm but I told him, “It’s 9:28pm now”. He replied, “Ok then wait after 10pm!” I also asked him if he could show us how to get to the train station. He responded in a very bad manner, and ended up telling us the wrong train station.

The hotel is clean, and its location is excellent. The view was beautiful and one of the highlights of our stay.
However, the rooms are not very spacious considering the price. The biggest issue was the air conditioning. It was too warm throughout the hotel, and the AC did not work properly. The air conditioner in my children’s room broke down during our stay, and I believe we should have been compensated for that night because it significantly affected our comfort.
I was also surprised that access to the spa required an additional fee. Considering the high room rates, I don’t understand why guests have to pay extra to use the hotel’s facilities.
Overall, the location and the view are outstanding, but the hotel needs to improve its services to justify its price.

Disappointing
The location was good, as the hotel was close to both the train station and the main tourist attractions, making it very convenient for getting around.
For the price we paid, the hotel itself was quite disappointing. The property felt rather dated, featuring a super old elevator that could only fit two people at a time and often required a long wait.
The room left a lot to be desired as well. Upon entering, there was an unpleasant smell that forced us to keep the windows open, though it did improve over time. The overall cleanliness was lacking, and we even found what I presume was a blood stain on the extra pillow left in the closet. Finally, the walls were quite thin, meaning we could clearly hear our neighbors' conversations in the middle of the night.

The hotel staff was exceptionally cordial and helpful, and the "superior" room was well-designed and spacious enough for 2, even with twin beds. Air conditioning was indispensable during the heat wave, and worked efficiently. Bed and pillows were absolutely perfect, and the room was quiet. One thing that always wins me over with a hotel is the breakfast. At the Hotel Florence it was exceptional, with excellent local products - including their very own honey made from the bees with hives up on the roof garden! Having the parking garage directly across the street was definitely a plus in convenience. Also, the lounge on the 1st floor, with coffee, water and cakes for a snack was a perfect spot to stop for a pick-me-up on returning to the hotel.

Locations, staff, comfortable bed, great air conditioning, wonderful breakfast, and clean. We returned to the hotel after traveling out of the area, because the location was so central. We had a very enjoyable stay!

Wi-Fi was very weak, almost non-existent. Go next door to the restaurant, have a good meal and use their Wi-Fi. It's very strong there.
Housekeeping does not leave coffee/cream in the room. We had to go to the front desk to get our coffee, and to the store to buy our own cream.
Stairway going to the 2nd story was dirty. Did not leave a good first impression when we arrived.
