Good location. Decent staff.
Terrible hotel otherwise. ACs not working. Room was so warm every night that we had to open windows. Because of being close to the promenade and right next to a traffic signal, there was so much noise that it was impossible to sleep with the windows open. On top of that the hotel is very dated. Fixtures falling off. Guess they have been renovating the hotel because there was a morning on which we were woken up by noise of jackhammers. On request they changed our room but the other room also had the ac issue and we had to keep our windows open and had really noisy neighbors partying almost all night.

This may be our favorite place yet. Great location. close to the beach, cafes, shopping and a short walk to all the best sites. The staff is wonderful. Very kind and helpful. The room was immaculate and well appointed. The bath tub was epic. Couldn't of asked for a better place. thank you.

Bring socks or slippers, floor is very cold.
Elevator access is not the easiest. If you're claustrophobic like me, you'll have issues.

The hotel advertises itself as a "4 star resort." It is neither a resort nor a 4-star hotel. From the very outset, I was put off by the fact that the the receptionist at the lobby sits behind a plexiglass shield (the kind of set up you see at youth hostels or worse, cheap motel in the movies. The rooms are small and very dated. The TV was roughly the size of an average computer monitor.
This was a family vacation. My wife and I were treating our 2 adult daughters (one of them pregnant) and a 2 year-old grandson to two weeks in Niece. In my search, I had three criteria: (1) family-friendly, (2) in or near Promenade des Anglais, and (3) 4+ rating. I was terribly disappointed that the property was NOT at least 4-star, that they falsely claimed to be, that Booking.com didn't check, and that when we reached out Booking.com immediately upon arriving at the hotel to ask them to help fix the problem, I didn't get a response until 10 days later--which by then was too late!

This place is not a 4 star Apart / Hotel it’s a -10 star
The breakfast is horrible and if you come pass 09 in the morning they are very limited at the buffet. You have to go up and down for toilet paper, there is no bottled water for sale in the lobby and you can’t even get a second key if you have multiple people in the room.

I really liked the location of the place
The place was unclean and not cleaned, despite my staying in the apartment for nine days.
The air conditioner doesn't work in winter, but it's needed to reduce outside noise.

One of the reason for us to book this property was to use autopark however when we arrived we have been asked that if we booked autopark as well. Didn’t know that we had to book in advance, so we couldn’t use it as it was full…
