Disappointing
The location.
The interior of the hotel has had all character and charm removed from it. The kitchen is minimally equipped. Furnishings dull and cheap. Very disappointing - especially since when we booked they were using photos from when it still had charm. The breakfasts are adequate but match the decor of the basement dining room : functional and adequate.

Poor
location was good.
The room felt stuffy, there was mold in the bathroom shower. When we were in the room I was really congested and sneezing. But as soon as we left to walk around I would feel better.

Very Good
Convenient location, close to the underground tram stop (tram 2 from the airport.) There are many bus stops nearby, easy access to any part of the city. The room is clean, there is enough space.
It was very noisy in the night. Air-conditioner didn't work yet, so we needed to sleep with open windows. Garbage trucks were taking out the trash in the middle of the night, people passing by were noisy...

Poor
The location is great, near the beach. Staff very friendly. Kitchen facilites really usefull.
The hotel needs a refurbishemenet.
There are no carpets which made the room slippery and even the beds moved only by turning in the bed.
The bed was uncomfortable.
We were given two roles of toilet paper for two persons, 4 nights. If requested more, you had to pay 7 eur.
There is no cleaning during the stay.
The room needs a deeper cleaning, it was dusty, especially in the bathroom.
The breakfast is not worth it. The milk was spoiled and the fruits rotten. Same ham during the 4 mornings. It was left as we put it back into the fridge.
Coffee not tasty at all, do not pay for the breakfast. There are shops nearby where you can buy food and put it into the fridge.

The bed was terribly uncomfortable. Otherwise the apartment was nice.
The bed was bad. Two cots pushed together with thing mattresses. Miserable.

Exceptional
Great location - quiet and within walking distance to Nice Centre. I made two reservations within a week for my parents and their friends, and they were very happy with their stay. They were upgraded to a lovely room with two balconies and the overall experience was great! The instructions on check-in and check-out are very clear too.
All was good!

Fair
Excellent location. Room was functional.
Very poor wifi. Room was a little dated. An oven and washing machine/tumble dryer would have been helpful.

Disappointing
PROS: hot water and little fridge worked fine, AC too, staff always very helpful, they brought me a nice high-tech fan to supplement the AC which was good to have. Breakfast just fine, standard French light breakfast faire...when we could get in the room, see later. 10-minute walk to the beach, pretty chic-y neighborhood I take it. The main manager (I think) came and unstuck the bath sink plug when it wouldn't behave. There's a good hair dryer, but no ironing gear, and no phone in the room to the front desk. Working elevator. The Rossini restaurant across the street is dynamite, and there's a big market right next door (I stopped using that one), and more down the street. NOTE! if you're going to call in Bolt/Uber rides, you have to go across the street to dead-end of Rue Rossini, right by the restaurant, as Rue Gambetti (where this place is on) does not allow taxis...I didn't learn that till one ride gave up on me and drove off, but the 2nd one was helpful enough to tell me. The reluctance/inability/laziness about imparting important local how-to's is one of the biggest aggravations of traveling, to me.
CONS: I don't know how the bigger rooms are but even acknowledging the scaled-down European design, which I try to take in stride, this single I got at 168.00/night is just too small/uncomfortable, to go along with the additional downsides. There is a small narrow hall with the bathroom as a dip off to the side, sort of a submarine effect and a very small bedroom. Two people trying to move around in this place would probably suffer claustrophobia. Bed itself is a thin army sort of mattress on a hard platform, no real spring to it at all. The bathroom is just tiny, barely able to get into the shower around the sink. You could take all this with a sigh in the name of Cote d'Azure roughing it, but for the bad noise leaks on top of it. I get the feeling the place once had spacious rooms with multiple windows but apparently someone in the 20th century sometime subdivided the hell out of it, hence my micro-micro room/hall, with no thought for wall/ceiling insulation for sound control. I had to request to be moved after two nights in a row of loud partying and/or fighting in room next to me till after midnight both nights that sounded like it was right in the room with me, and on top of that, literally, I was noise-bombed by massive furniture-dragging and banging by some Quasimodo above me somewhere. The next-doors moved out after a couple days and in spite of the Q-modo above having moved out during my last two days there, they said, this noise continued to come from somewhere. The interior hall/"bedroom" dividing wall is only about 4" thick and it wouldn't surprise me if the common walls/ceilings were only that thick too. I'd say this is the sort of cut-corner construction, etc, that drives tourists to the big-corporate hotels like Hyatt, much as I like to support the locals. I get the feeling Odalys is sort of like the Hilton Corp. in America, just buying random hotels and letting them ride, or doing minimal.

The neighborhood was nice and not far from the beach.
They did not inform us until check in that there was no air conditioning for the one night of our stay. The hotel should have offered to refund our stay or give out free breakfast or parking during our stay. I would not have booked this hotel if I had known in advance.

I had ordered the hotel because of the aircondition but apron arriving they told me it had broken down so I didn’t sleep for two days without sleep. I contacted booking.com for help but didn’t get any so not satisfied with the hotel or booking.com at all
