The room was exceptional!!!
Moreover the staff are fabulous. Upon checking out I forgot my sweater. They rang me up to remind about my belonging.
Receptionist the black lady ( unfortunately I didn’t get her name ) and mid.aged lady ( the one who called me about my sweater) with glasses made my day.

The location was good, is it was 5 mins out of main city centre, tram and main station
The property and all amenities are a bit tired, dated and dirty. For example, all the carpets need a steam wash. They looked dull and full of dust. The cleaning staff left an old used coffee cup in our room which was still left behind after two room clean services. The bath itself had a massive stain which I had to clean before putting my kids in it. Overall, the shabbiness made me uncomfortable

The hotel is comfortable and clean and my room was nice, and the staff were friendly and helpful. The price was good but having to pay a lot for parking nearby negated much of this. Breakfast was OK, although they stopped the (not very good) coffee machines right at 10am which I thought was not very considerate. The location is not terrible (you can walk many places, and the tram is nearby) but not in the best area for a tourist, and you need to go under a big rail / road underpass to get to the interesting area North of the hotel which I think is OK but might not be the best late at night.
Main complaint is that it was unclear when I booked that the parking (at a nearby parking building) would be so expensive. It cost 29 Euros for just over 24 hours, which was almost as much as I paid for the hotel room! If I knew this I might have stayed elsewhere that including free or cheaper parking. Also the parking is not next to the hotel - it is about a 5 minute walk away. Not sure if I just missed this info on Booking or if it is not made clear.
Other than that, the staff could leave the coffee machines on a little longer at breakfast for guests still in the room.

Clean and comfortable bed
Room was not as colourful /attractive as it looked on booking.com. Area was a little dodgy, especially for a woman travelling alone, street a bit dark and I didn't like the long walk through the tunnel from parrache Station.

Spacious room with a balcony looking over the street. Comfortable bed, nice breakfast with savory items as well as the standard French fare. You can tell they pay a lot of attention to reducing waste at breakfast time, with dispensers for the jams, yogurt, etc. instead of individual containers. Location is good if you don't mind a bit of street noise. We parked right around the corner using meters.
Fake grass on the balcony, with a couple of cigarette stubs that had not been removed before we got there.
