The size of the room is ok. Property grounds are well kept. Villa delle Rive is pretty, pool and gardens are nice. Close to train station and bus no.1 that takes you to the city center. Steps away from public beach - Plage du Midi. Gated property. That's the positives...
Negatives are many... Zero flexibility from staff regarding check in or check out hours. You book Villa Belle Rive but you are actually getting a room in La Petite Maison in the same yard; where 4 rooms are sharing 1 toilet and 1 shower. No mirror in the room which would really help in managing bathroom time! Deposit in cash (nonsense) which is insulting, but many places in France operate in similar fashion. A lot of noise from the other rooms, the main road as well as the train (train tracks are steps away from the property). Wifi available only in dining area that is locked in the mornings/evenings - extremely inconvenient. Stayed for a few days because I wanted to visit Monaco and at 55 a night this was among the more affordable options. Would not recommend.

A truly beautiful villa by the beach build in 1863 with history and beautiful garden & swimming pool. If you are looking for a place where French socialit and boheme from end of 18th century/beginning 19th spent their summer time, that's the place! Very kind owners, nice breakfast with lovely homemade bread. We were lucky to stay 5 days & have the room with two terraces (one with sea view, another with "Cannes hills" view - absolutely stunning!). You can have budget room as well, so there is option for everyone. We will definitely come back anytime soon! Our Cannes place!

Be warned, there is no air con in this hotel which is unbearable in summer months. On arrival, we were initially impressed by the picturesque exterior of this hotel. However, disappointment was soon to follow. The biggest let down of all was the manner in which we were spoken to when we simply asked if there was anything more that could be done to cool the room. We were met with a condescending and aggressive tone and were told what do you expect, at least you are on the first floor, try being on the second and we all have to suffer too. The only solution was to open the doors to allow air to circulate the room, which meant the room was full of mosquitos - adding to an uncomfortable stay. Our room was not serviced during our 3 night stay which was another disappointment - no fresh towels, no replenished tea or coffee, or beds made - a standard expectation when booking a hotel. On top of this, we were also asked not to enter the pool with suncream on, due to their lack of efficient cleaning facilities which was evident when we saw how filthy the pool was. Although they did allow us to use the sun loungers on our last day after check-out (before our train departed), when we requested towels we were rudely told no (even after we suggested we could reuse our dirty ones). This meant lying on plastic sun beds with no cushioning or towels. Overall, we felt that the management didnt actually want guests staying at the hotel. They could benefit from taking a beginners class in basic customer service, as well as some upgrading to the general hotel facilities. We would not recommend this hotel at all. Thankfully, were delighted to have now arrived in Nice with a warm welcome from Sandrine of the Cosy Cocoon.

An island of tranquility, a beautiful house with lots of quirky charm, a stunning garden and a big swimming pool. I had a very small attic room with a shared bathroom, but wouldn't have traded it for any boring standard room in nearby hotels.

its a nice place with beach access to the back
the hosts where not the most considerate: I almost missed my bus cos they wouldnt let me check out 30 minutes early. I get that its a rule and that it was stated but when youre hosting international travelers, theres is language barrier and mix ups with the lay of the land that could cause confusion. refusing to check out at 7 and insisting the rule was 7.30 for check out was inconsiderate and then coming out to seat outside and chill while someone was waiting for 7.30(knowing I might miss the bus) was cruel and unnecessary. whatever point you were trying to make was lost in your lack of humanity.
also I was called out for clogging the sink with my hair, I explained that it couldnt be me cos since I had braids, I wear shower cap on top of my bonnet each time I enter the bathroom, so there was no way my braids could have clogged your sink. she dismissed me and said I had plenty hair and it must be me. its braids! I would rather stay somewhere with warmer hosts even if it means less comfortable accommodations.

This place is an oasis, beautiful gardens, pool, silence, beach 5 minutes from your room. Trees like art to take pictures when you go home. Fair attitude by the hosts. Helped to connect with the electricity which saved my computer. Good location with busses every 5 minutes
I expected to have more sunny days:) but obviously this is not the hosts problem

Very nice owners, very helpful and thoughtful. The place has a perfect location and easy access to the beach. You can basically take a 20 min walk and get to the centre of cannes.

The property is magnificent and well located. I like the owners although they are a bit gruff maybe although mostly they were kind! The swimming pool is exceptional.
It was really noisy up on the top floor and I am admittedly a light sleeper. This was really the only thing. The floors are made of stone so there's no escaping it. I was tired for my conference because of this.

It is a wonderful guest house, I had a feeling that I was watching a film, felt myself in one of the movies, it is close to the beach, the owners are great people, very friendly and helpful, I will encourage my family members to go there together, it is something for every age group.
