Apartment was clean and nicely furnished. It is also a relatively big and spacious apartment.
Good service upon arrival for pick up of keys.
1. Sleeping area is bellow ground level, on the basement level and it has not even one window. It is not possible to see this from pictures on booking.com
2. There is 300e costs of "taxes and fees". When I looked at the price of the apartment I didn't pay attention to this little detail because it is usually 3-4 euros, but I was looking at the price stated in big letters. So, I would advise to pay attention to this when booking.

The apartment was very well appointed. It was very comfortable and had a little patio as well. The bedrooms and bathrooms were spacious. The kitchen was fully supplied with plates, glasses, utensils, dishwasher etc. It was a little out of the center of town, but easily accessible to public transportation. The Isar river was just up the street and was a lovely walk along its banks. The apartment is located in a local non-touristy neighborhood with good places to eat. The owner and assistant were very welcoming and helpful. It is a free standing building in a courtyard. I would highly recommend this apartment and would stay here again.
The stairwell leading to the downstairs bedrooms is a little narrow but doable. One of the bedrooms only has a partial wall and curtain as a closure. Which we knew before hand and it was not a problem for our group but just wanted to share so people know.

Nearby bakery, stores, restaurants and gas station. Beautiful river just walking distance away. It was great to have your own parking space. The property itself is very quiet and felt very private which is nice. It was very tastefully decorated.
There was no cleaning supplies ie broom, vacuum, mop etc. which is only an issue if you have a longer stay. There is only one true bedroom with a door on it so privacy within the home itself is limited. If you are traveling with elderly or anyone who has issues walking the spiral staircase is very difficult.

We had travel issues and got the the property later than anticipated, and after reasonable communication the host was extremely accommodating and was able to work around our schedule.
We had a group of 6 individuals staying here and only got 2 keys. Everything else met and exceeded expectations!

We booked by the river but it wasn't available as the previous tenants extended their stay. This was offered instead and it was very lovely and beautifully decorated.
Water in the fridge or coffee and a snack. Sometimes travelling late at night you don't get a chance to eat and then there is nothing when you arrive.

The apartment is about a mile down from the Marienplatz and you can walk by the river to reach the old town. The location is nice with a bakery a supermarket, terraces and beer gardens right around the corner.
The apartment is nicely decorated but interesting layout: the kitchen and living room are at the ground level floor with two bedrooms at the basement level, reachable by a narrow spiral stair (was lot of fun carrying 5 suitcases up and down those stairs). One bedroom has a sliding door the other one does not have a door (it has a curtain instead). It is a small window between the two bedrooms. (not much privacy if you need one). Being underground, none of the bedrooms have a window (which would have been nice to have).
The kitchen is fully equipped but lacks a microwave (which would have been very useful)
Overall a nice apartment which offered us a pleasant stay. Tanja and her staff was very accomodating waiting for us to arrive about 1h later then we initially promised

Spacious place with neat design elements throughout. The host was friendly and responsive to our requests. Check-in and check-out were uncomplicated. We did appreciate the dish washer and washer/dryer being available. The area is interesting with lots of bars, cafes and restaurants. A supermarket is about 10 minutes walking distance and an organic supermarket about 15 minutes away. Several playgrounds can also be reached walking.
One thing we would have liked to know ahead of time is that the 2nd bedroom is not an actual room, but it is an area downstairs that is separated off by a thin white curtain. This makes it challenging for example to watch TV while someone is trying to sleep in that room.
The other bedroom does have a sliding door, but has 2 windows that lead towards the apartment and don't have any blinds. We were able to block light by hanging towels in front of them and stacking some books to cover the windows, but it would be nice if the windows had blinds or a blackout curtain.
Another thing we were surprised about is that upon arrival the host asked us to sign a contract. At this point we were not able to make a choice since the booking was not refundable and it was late afternoon, so the terms of the contract should have been known to us at the time of booking. The good thing was that the contract did not contain anything unusual.
The area where the apartment is can mostly be accessed walking of by bus, but the subway is a bit further away. Many areas can be accessed by bus very easily like the main station, the city center or the english garden, but traveling to other areas within the city can take some extra time.

Excellent location, with good restaurants and bakeries in the area. Short bus ride into center of Munich. Imaginatively designed and furnished, two good-sized bathrooms.
It was not very obvious from the photos that the bedrooms are below ground level and have no windows. This was not a problem during our stay, but it could get stuffy during warm days.
