Location (close to Hauptbahnhof and tourist attractions), affordability, cleanliness, and breakfast.

Proximity to train station. Clean room. Quiet room. Accommodated feather allergy with feather free room.
The neighborhood is not great. More like a serviced apartment than a hotel. Tiny shower. Minimally staffed lobby and strange check in interaction. We reserved a double room and our bed was two disconnected twin beds pushed together, which split apart during the night. Uncomfortable. Sufficient if you need a cheap room for one overnight, but didn’t have the amenities or comfort of a hotel.

Clean and comfortable hotel with friendly staff. Close to the train station and within walking distance to the city center.
Run down area, dark streets and not a typical Munich neighborhood.

The room was comfortable, we had space for our bags too. Only stayed one night, as planned. It was walking distance from the center and its shopping area. The person at reception was very helpful. Close to public transportation.
Some streets on the way back were nice, some were less pleasant to walk through on our way back at night. So maybe plan the route...

Very close to Stephansplatz. We walked around the city without public transport.
Just a few minutes of walk to the central station, and as our train was pretty early, we had the time to have quick breakfast and get to the station on time.
The room was pretty large, but old renovation.
Bathroom was the place with new renovation and pretty clean.
Breakfast was awesome, whatever we tried we enjoyed. Lots of fruits and juices available.
We booked double comfort room, but got two twin beds put next to each other, with separate mattresses, and pretty narrow separate blankets.
We asked the reception staff (night shift) for a room with double bed, but got the answer that we booked exactly that room, and it is considered a comfort double room and they can upgrade at an extra EUR10 charge per night or wait till morning to speak to the manager.

The hotel is splendid, like in the pictures, mostly as advertised, great location some 200 m from the train station, near the city center, staff was friendly and tried to be helpful, …
… but unlike we'd expect at a 4 star hotel the reception was not staffed around the clock and a few of the front desk staffers were seemingly clueless. We only had two requests and those were met with panic. Purportedly due to an IT problem it wasn't possible to get a second key card, and the evening shift had no clue where to get an additional coffee tab for the machine in the room we had paid a premium for because of the beverages.

I wanted a good hotel in close proximity to the main train station. The Alpine decor was tasteful and the rooms were quiet. Staff extremely helpful and have small refrigerator in the room. Clean refurbished bathroom.

The breakfast was very good and pretty standard. Assorted juices, breads/jellies, fruit, yogurts, meats, cheeses, bacon/sausages, hard boiled eggs - and they'll make you fried eggs at your request.
Heated floors in the bathroom was a plus! Nice rain shower. Linens were comfortable.
The location is perfect for Oktoberfest, in walking distance to Theresienwiese as well as the parade routes and Marienplatz.
The staff was delightful and were able to get us our room a little bit early after we arrived from the airport at like 8am. They let us use a closet area to regroup our things and a bathroom to freshen up so we could start our day early.
It was quite warm the first day we were there, and while the AC was adequate, I think there was a condensation pump in the wall or something that kept making buzzing sounds intermittently at night. Due to the fact that it sounded like a phone vibrating, we kept waking up at night. After getting earplugs at a pharmacy, it was no longer an issue.

Nice large breakfast area. Room was spacious, but shower was tiny. Staff was very friendly and helpful. Walking distance to downtown and not too far from the train station.
Very expensive for one night. I guess it was because of Oktoberfest but the property was not that close to the grounds.
