The surriunding park and size of the property
Poor written guidance in finding the hotel (GPS leading to wrong place), rather inpolite person at the gate. Could not enter with car before payment, although already given credit card info. Extra 20 euro payment for parking within the property, Few and distant electricy outlets as well as poor internet connections in the room. The spar disapointing.

Great location, big room looks like a palace, very nice spa area.

Poor customer service - as they even didn't provide a bottle of water in the room neither tea nor coffee. The swimming pool area and sauna were not clean. Unfortunately, overall, it wasn't a 4 star hotel we paid for.

Perfect position, close to the colonnades, and many venues. Quiet to sleep, close to fun!
The Turkish sauna was way too hot, almost unbearable to sit in. A shame, it was clean but unusable.

The location of the hotel is just great. It's quiet and cozy there. Nice, maybe a bit old-fashioned, but very big and comfortable rooms. Kind, helpful and friendly stuff. Highly recommended if you are looking for a peaceful and calm place to stay.

Perfect are the "in-house" - (within the property) - lifts. Those take you all the way down to the colonnade and back and there is no need to climb uphill, neither to try to convince taxi for 1km uphill drive from downtown.
Property is offered as hotel with parking. However once you book and in the booking you request parking, they reply that parking is full. And in Karlovy vary (the Spa town) this is really huge problem. They recommend public parkings 1,5km away...
I spoke to very friendly personal about it and they admit that they operate around 200 rooms and they have just 35 parking places!
So I recommend to do just reservation in the first step, and only after parking confirmation to confirm the booking.

The location and the view to the city looked nice
Hopefully you’ll find a better way to organize your guests’ parking as right now it was very chaotic and non-English speaking security guy with Soviet mindset was rather waiting to be bribed than being helpful. Check-in took almost 40 minutes while having 6 people nerviously waiting behind us and the amount of paperwork done and printed could probably avoid nowadays. Rooms were OK but would definitely need a refresh. All foods eaten at breakfast were completely tasteless like made from plastic. And last- hopefully you will be able to hire some English speaking staff to you hotel as right now it was impossible to make yourself to be understood in English
