The owner - they do not care about their property to keep it clean. We were not able to breathe next day because AC FILTER IS FILTHY .. will not stay here again

Leaks in the roof. Roaches in the room. AC not working properly. Noise contraction at 7:00 am - had to call the front desk to ask why they didn’t have the decency to mention that the night before. Sunday morning they have rented one area to a church so from my stateroom in the in the 6 the floor we could hear it. I stayed 2 weeks.

Friendly staff, always nice
Too many things to name as we have stayed here a few times only because of location but this will be the last time. My list is below.
1. Leaks all over the property inside. Water leaking outside room from roof. Nearly every room in the hotel has water leaks and causing health issues with mold visible in every room causing a horrendous smell in the rooms and bathroom stinks, had to change to different room.
2. Fridges are not cold at all because owner is so cheap he makes the workers turn off the fridge after each person leaves. We had medicine we couldn’t put in the fridge and had to use the workers fridge for our medicine.
3. The filter in the air conditioner is never changed also causing health issues we had to keep this off for majority of stay.
4. The towels (clean ones) don’t look so clean to me.
5. Mediocre breakfast for the freebie. Eggs are watery and will never try those again. They did have decent fruit including pineapple and watermelon. Also the workers in restaurant were very nice. Just not much to offer for breakfast a lot of bread and croissants though.
6. Because of the bad smell in the room we had to keep window open in bathroom and room which invited cockroaches, bugs etc
7. Tv remotes, ac remote - had to be changed with working ones. These little things could be ok if they would check them prior to guests arriving.
Other than that I can tell the workers are all super nice , helpful friendly but they are working for owners who don’t care about their hotel to keep it nice and clean amd fixed. They will keep taking unhappy guests money until they get fed up and never return like myself and my wife.

From that location I could reach my destinations by uber or taxi.
Good restaurant, not a large menu ,food well presented and very friendly staff.
Hotel is very neat and clean. Matras in my case is in need of renewal.
For what I wanted within that price class I would say money worth. Our stay at Hotel Plaza Toscana was very. A hotel I am able to recommend others to stay.

The staff was outstanding. The people at the front desk and breakfast were very polite and efficient
This was my 5th time staying at the hotel, it will be the last time. I chose that hotel because I have a property blocks away and go to Cali to see the property. Every time I went I noticed the AC (air condition- has like a heavy smell- they don’t charge the filter). After each stay we all have running nose. I usually booked 2/3 staterooms for my family members and my room. After each stay I have mentioned this. I even wrote last year a review (here in booking). It is something management or owner has to do). It was SO bad we decided to turn off the ac (clearly Cali is a hot city- I grew up there, I lived there until I was 27 years old, in fact I know the hotel is old (I grew up 3 blocks away). I am writing about something that is common sense (I am not sure who is the manager or how the owner don’t approved ac filters to be changed). It is not the staff (there all were great). Shame on management or whoever is in charge of this.

Location and staff, were great but the place is showing its age. Beds were uncomfortable and the noise from kids in our floors was annoying.
Rooftop is under construction, breakfast was ok but nothing to brag about.

Never been in a hotel where you had to wait till mid afternoon to get your towels because of having to wait for them to return from laundry
