It was an old building with its smell, but it was very clean. For an old building motel, that was much better than many motels. The equipment (fridge)was old and sometimes noisy, it is a Payson stay and I personally wasn't expecting more than that.
The room has a strong bad smell that old buildings have and stronger in the bathroom.

There was no breakfast. Large grassy area to walk the dogs. The windows were new and worked well.I did not knowthere was an extra charge for dogs. The Owner was generous and only charged us for one dog...we had come from the Maritimes to compete at the dog show.
The place looks tired and could use an update. Door knob to the bathroom was broken, not the lock...the whole unit was hanging out of thedoor.
The locks getting into the unit were cumbersome but doable once you got onto them. We were only looking for a place to sleep and shower, this motel met that criteria. No frills, but the beds were comfortable and the water hot.

Fairly clean,not a bad location,a restaurant was right next door,had a lot of restaurants, shopping and gas stations relatively nearby,check in was quick and so was check out,the room did have a working air conditioner, microwave, refrigerator and television,the beds weren't the best but for a couple of nights it was ok.
For the price you pay to stay there you'll have to keep your expectations low.
The room had a bit of a musty smell mixed with what we thought was tobacco smoke,the washroom had another stronger smell of some kind of musky odor,the walls were super thin so you can hear everything from that was happening with your neighbors from children crying to when someone went to use the washroom,the shower didn't seemed to have been cleaned properly because there were soap scum on a good portion of the wall.

I really appreciated the staff, they were very kind and attentive. The location is excellent and easy to access, the parking lot has a good size, and the room I was given was very spacious. The beds were comfortable, and the air conditioning, fridge, microwave, and TV all worked well. The room was also well lit.
The facilities are old. It is clear that they try to keep them maintained, but they still look outdated. For example, the TV was one of those old box-style models from the 80s or 90s. The bathroom was clean, but it also needs some investment to improve its appearance.
