Breakfast is at an additional charge. However, in order to not get charged for it, you had to put a sign on your room door. If you had not seen that or had forgotten to put it on your door overnight you would get charged! Never seen a system like that to try and charge the visitors extra money.
1) Unexpected carpark charge of R$25.
2) Terrible "funny" attitude of the owner who smokes by the "swimming pool" (full of sigaret butts).
3) Horrible small beds, my back still hurts
4) Rooms so small you could hardly move around in it with a couple.
5) Barbeque area full of waste, a smell of sigarets (the owner at the property smokes) and a dirty small swimming pool.

Can't complain about the price and the location was good for my purposes (visiting Universidad Sao Paulo). There are two supermarkets very nearby. I bought some ready-made things at Oba Super. I also slept well, despite the barking dogs and street noise. The owner speaks English.
Lots of things - primarily the foam mattresses. A thicker mattress pad (any mattress pad) would be a big improvement. The general level of civic manners could also improve. Doesn't anyone in Sao Paulo pick up after their dogs?

Good location and the supermarket is close but a bit expensive.

Price and location near the University of São Paulo.
Rooms too small for a couple !! poor conservation of kitchenware, no convenient wardrobe for 2 people. Too noisy street in our case, that stayed in a front room.
