The location was excellent. Parking was right. Next door rooms were well spread out with a full kitchen and laundry
There was a very strong sewer smell coming from underneath the bathroom sink but only could be smelled if the vanity doors were open. I reported it to reception and was told they would let maintenance know. Maintenance did not attend to the problem in the three days that I was there.

Staff were somewhat helpful
Location was horrible, scaffolding blocked the whole front entrance and the car park entry with no signage for directions or to say what the building was. had to drive around the block 4 times before I finally managed to find it.
Room was so dirty, hair and what looked like toilet paper on the bathroom floor. Shower head was broken and unusable.
I did bring it up to staff and they moved us rooms and promised a refund would be processed on the Monday but then I received an email saying they couldn’t give a refund because we left it too long to tell them about how the room was dirty.

They upgraded us to a one bedroom from a studio.
The noise from the street. It sounded like car alarms every few minutes. Then construction one whole night.

Carpet was filthy, toilet leaked unless you took the lid off and stopped it. It was 3 star not Mantra standard pretty ordinary

The location is very good. Walking distance to botanical gardens, Queen Street and general city.
The rooms a very small. The fans need updating, the kitchen appliances need updating too. The fry pan was extremely worn, there where mix number of cutlery and no tongs.
The parking was the most expensive I have paid at any hotel.
